The Condominium Act B.E. 2522 (1979), amended most recently in 2021, grants foreigners the right to own condominium units in freehold, provided the building's foreign ownership does not exceed 49% of total salable floor area. Funds for the purchase must be remitted from overseas into Thailand through a Thai bank, and for amounts over $50,000 USD, a Foreign Exchange Transaction form (Tor Tor 3 / Tor.Sor 3) must be obtained as proof that the money entered Thailand legally.
